I have been told that 6% is a good estimate for how much it would cost to purchase a property, so for simplicity, if I purchased a place for 200,000 EUR then the costs would be 12,000 EUR which includes everything... does this sound about right?  less

    Hi all,

I currently own a property in Zuid Holland, and have done for a number of years. I am considering a change, and plan on selling here, to purchase a place in Amsterdam.

I have started to ask questions (to brokers and makelaars) to find out the costs involved, and to be honest the costs are scaring me!

I believe I can get a mortgage of approx. 215,000 EUR - and would hope to make around 5000 - 7000 EUR on selling my property, but I have questions with regards to how much I would expect to pay throughtout the whole process.

When I sell the house, who do I pay, and what sort of fees would these generally be?
When I find a house that I like, who do I pay and what sort of fees would these generally be?

I have a broker who has estimated that his costs would be approx 3500-4000 EUR, but I know of no other costs.

If my max. mortgage is 215,000 EUR, then what would my max house price be, which would cover all of the other costs?

Also, what is the KK charge (10% ?)

A bit of background, I bought my house a while ago, and when I bought the property I started paying Westland Utrecht for my mortgage, and also Legal & General (which was tied into it).

Today I just received a letter which says that my policy is closing due to reaching the desired/maximum doelkapitaal?!"Deze verzekering heeft u gesloten met een bepaald doel, bijvoorbeeld voor de (gedeeltelijke) aflossing van uw hypotheek. Aan dit doel heeft u wellicht een bedrag gekoppeld dat u op de einddatum wilt behalen. Dit noemen wij het doelkapitaal."It then tells me that I have until early February to fill in the contact form "Graag willen wij vastleggen wat de hoogte is van uw doelkapitaal".What does this mean to me? I am confused enough with finance, never mind when I am not a native. Thanks very much!! :)   less

I'm looking at the Opgave fiscale gevevens now. Versculdigde hypotheekrente is the figure I put on the tax forms, and the other figure is bruto restant schult - this can't be the amount owed in total can it, as it hasn't gone down at all.

    Trying to understand my mortgage!
It seems silly to ask this question now, as I've lived in my property for a few years. However, I read an article which suggested putting spare money into paying off your mortgage.

I thought great, I'll look into that...

But after logging into the website I realise that I have absolutely no clue what on earth is going on(!)

I have a Flexfund account with Westland Utrecht, and a defensive profile, and I pay around 800 EUR per month. In the UK when I owned a property I could see that I had X left to pay. I know this is different, but are there any figures I can look at to see what I have paid, what I owe, where my money is going?!I can see Dagafschift's and Kwaarteloverziet's, but can't understand what they are actually telling me. Anybody able to help get my head around this?  less

Thanks pepec. We just have a registered partnership at the IND.
With regards to the house. I'm the house owner, my partner moved in 3 years ago, but the house and bills are just in my name.
    Thanks for your help!

    Aangifte inkomstenbelasting questions changed!

    Hi all,

I wonder if you can help.

I usually do my taxes by downloading the "Aangifte inkomstenbelasting", and filling in the various boxes. I've never had any issues before, as I only really need to fill in the werk and woning parts.

However, they have (once again) changed the opening questions with regards to my situation.

I live with my partner, but we have been filling the forms out as non fiscale partners.
However, as the questions have changed, I don't know what to fill them in with! My partner is here on a family reunification, as she is from the US, so we are registered with the gemeente, and also at the IND.

Had u samen een notarieel samenlevingscontract? - What does this mean???
Was u samen eigenaar van de woning die uw hoofdverblijf was? - Not sure what this means? I am the house owner, it is just in my name.

    Can anybody help?

    Thanks!  less

    Capital Gains bill!
    Hi all,

    Hi all,

I hope you are able to help me.

My parents moved back to the UK over 5 years ago, after living in Spain for 7 years. Last week they received a letter out of nowhere, which said:

"Adjunto le remito copia de la autoliquidacion del Impuesto Municipal sobre el Incremento del Valor de los Terrenos de Naturaleza Urbana (Plus-Valia), correspondiente a la escritura que ha tenido entrada en este Ayuntamiento, para que pueda efectuar el ingreso de la misma mediante transferencia a las oficinas colaboradoras indicadas."

Enclosed was a bill for almost 2000 EUR.

My question is, what liabilities do my parents have? Why have they received this bill after so many years?!  less

It has been a while since I've gone through this, so I'm really unclear how it all worked last time. All that I know is that my house was purchased for 142,000 EUR and my mortgage was 157,000 EUR. But that was just the price for purchasing a property - not for selling and then buying.
